RIBA Stage E
The quality and clarity of the tender documentation is integral to the reliability of the tendered construction costs and ultimately the successful outcome of the project.
Regular design reviews will be undertaken at this stage to coordinate the interface between individual elements of the design and to ensure the solutions meets Design Performance Targets and all relevant statutory regulations.
Value engineering exercises may be undertaken to ensure the design is progressed in accordance with project cost parameters.
In addition, to construction drawings that will be produced by the architect and each design consultant, the following tasks will be carried out:
Room Data Sheets
Room data sheets for architecture and services are established for every room. These act as an important brief to the contractor
Full Specification
A specifications of materials and workmanship will be produced. This ensures contractors are able to return comparable tenders and the price will reflect the construction quality required by the college.
Consultations with Building Control
Although it is customary for a submission under the Building Acts to be made at a later design stage, consultations with local Building Control officers of an Approved Inspector will take place before tender information is completed.
Risk Assessments
The risk register will again be updated. At this stage the design team are also required to produce a summary of the residual construction risks that will form part of the tender
